Developers are now placing greater emphasis on selecting plots with direct access to major highways and efficient internal road networks. These locations not only attract higher buyer interest but are also easier to lease and sell due to their accessibility.

With Dubai’s rapid population growth, commuting has become more time-consuming, encouraging residents to seek homes closer to workplaces or in areas with seamless connectivity. As a result, accessibility is now a key factor influencing property decisions.

Industry experts highlight that traffic congestion has elevated the importance of location beyond traditional factors. Today, ease of movement directly impacts daily stress levels, productivity, and overall quality of life.

Recent traffic data indicates a notable increase in travel times across the city. In 2025, the average time for a 10-kilometre journey rose significantly, reflecting the growing number of vehicles on the road. Additionally, average rush-hour speeds have slowed, further reinforcing the demand for strategically located properties.

As this trend strengthens, areas offering multiple entry and exit routes, proximity to major roads, and reduced congestion are seeing higher demand. Such locations are commanding premiums typically ranging between 10 to 20 per cent compared to less accessible areas.

Well-connected communities near metro stations and key infrastructure are also outperforming others, often featuring enhanced amenities, better planning, and improved liveability. These factors collectively contribute to stronger property values and rental performance.

Developers are increasingly focusing on master-planned communities that integrate efficient transport access and congestion-reducing designs. These projects are emerging as preferred choices for both end-users and investors, driven by their long-term value and convenience.

At the same time, ongoing infrastructure developments by the Dubai government aim to ease traffic challenges and support the city’s growing population, further strengthening the appeal of strategically located residential projects.
