Makkah’s Masar Destination Hits New Milestone with $1.1 Billion Investment Drive

The transformation of Makkah’s urban core has reached a significant new stage as the Masar Destination project confirms over SAR 63 billion in total planned investment. Recent activity centered on the awarding of SAR 4.1 billion ($1.1 billion) in contracts for major superstructure works. These packages, known as A and B, focus on the development of several hospitality and residential towers within the 3.6-kilometer-long integrated corridor. This project is a central part of Saudi Arabia’s goal to host 30 million pilgrims by 2030, but its impact on the local property market goes far beyond tourism.

Managed by Umm Al Qura for Development and Construction, Masar is designed as a comprehensive urban system rather than just a collection of buildings. The residential sector is a major pillar of this vision, with plans for 82 residential towers providing over 13,000 modern apartments. These units are set to change the way people live in the Holy City, offering high-tech infrastructure and direct pedestrian access to the Grand Mosque. By shifting away from traditional, fragmented development, Masar provides a unified governance framework that ensures long-term value for owners and investors.

Infrastructure for the destination is almost entirely complete, and the focus has now shifted to the vertical growth of the district. The project has already secured international sustainability certifications, including LEED Gold at the community level. This commitment to modern standards is attracting a new wave of institutional capital and private developers who see Makkah as a stable, high-growth market. For residents, the draw is the seamless mix of mobility, retail, and cultural spaces, all within a short walk of the Haramein Train station and the city’s metro network.
