Abu Dhabi to Deliver 71,000 New Residential Units by 2030, With Significant Growth Concentrated in Key Districts

Abu Dhabi’s residential market is poised for a substantial expansion, with projections indicating an addition of 71,000 new homes by 2030. The most significant wave of these deliveries is anticipated in 2028, underscoring a strategic push to accommodate future population growth and economic development.

This robust growth will be concentrated across six pivotal districts within Abu Dhabi: Al Saadiyat Island, Al Reem Island, Yas Island, Zayed City, Khalifa City, and Al Hudayriyat Island. These areas are collectively expected to contribute 77% of the incremental residential supply over the period, firmly establishing them as the emirate’s primary hubs for new development. Figures from the Abu Dhabi Real Estate Centre (ADREC) highlight the scale of this planned expansion.

The development pipeline is largely characterised by high-end and mid-market apartment and villa communities, predominantly situated within Abu Dhabi’s designated investment zones. Nine major developers are collectively responsible for 76% of these ongoing and planned projects, indicating a consolidated approach to the current construction boom. Market data further reveals a dynamic property sector, with repeat sales prices for apartments climbing 20% year-on-year, while villas recorded a 12% increase. Total residential unit sales across Abu Dhabi reached Dh70.4 billion in the first half of 2026, marking a significant rise from Dh25.3 billion recorded in the first half of 2025.

Off-plan property sales have been a dominant force in the market, capturing 89% of the total residential sales value and 82% of all transactions during the reporting period. This segment alone generated Dh51 billion in primary sales, largely facilitated by ten leading developers who collectively accounted for 90% of this activity. Furthermore, a concentrated effort from ten specific projects contributed 43% of total residential unit sales, amounting to Dh30 billion, showcasing key areas of investor interest and rapid project progression.

Abu Dhabi currently maintains approximately 409,000 residential units. The projected 71,000 additional units by 2030 will significantly augment this inventory, with ADREC’s Real Estate Market Report for the first half of 2026 forecasting deliveries to peak at approximately 21,800 units in 2028. The Abu Dhabi Region, which already comprises 79% of the emirate’s residential stock, has experienced an average annual supply growth of 3.3% since 2022. Between the second half of 2026 and 2030, development projects are estimated to contribute 77% of the region’s supply growth, with building permits making up the remaining 23%. This strategic expansion is designed to meet growing demand and reinforce Abu Dhabi’s position as a dynamic residential market.
