Nakheel Launches 44 Luxury Beachfront Villas on Palm Jebel Ali’s Frond F in Dubai

Nakheel has released a new collection of 44 beachfront villas on Frond F within Palm Jebel Ali, marking one of the final opportunities for buyers to acquire new residential units on the destination’s fronds. This limited release underscores the continued development of Palm Jebel Ali as a prominent waterfront destination in Dubai.

The newly unveiled properties comprise five- to seven-bedroom villas, presented across 10 distinct architectural designs. These homes are strategically positioned along the shoreline, providing direct beach access and expansive views of the Arabian Gulf. The collection is divided into two distinct offerings: the Beach Collection and the Coral Collection.

The Beach Collection features five- and six-bedroom villas, with built-up areas ranging from approximately 7,500 to 8,500 square feet. The Coral Collection offers larger residences, including six- and seven-bedroom homes spanning approximately 11,500 to 12,500 square feet. Design collaboration for these villas involved NAGA Architects, SAOTA, LW Design Group, and LOCI Architecture, with a focus on generous interior spaces, abundant natural light, seamless indoor-outdoor living, and enhanced privacy for residents.

Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate, noted, “Palm Jebel Ali is taking shape as Dubai’s next iconic waterfront destination, reflecting the ambition that continues to drive the city’s growth. This limited Frond F collection combines distinctive architecture with direct beachfront living, offering a rare opportunity to own a home on the destination’s fronds as Palm Jebel Ali moves from vision to reality.”

Construction progress across Palm Jebel Ali is advancing, with Nakheel having awarded over Dh13 billion in construction and infrastructure contracts to date. Villa construction is underway across all 12 residential fronds. Specifically, substructure, superstructure, mechanical, electrical, and plumbing systems, along with core infrastructure work, are progressing on 544 villas located on Fronds A through F. Concurrently, 728 villas on Fronds K through P have reached the internal and external finishing stages.

Handover for the first phase of villas is scheduled to commence in late 2026, with further deliveries continuing through 2027. Palm Jebel Ali is envisioned as a significant master development, encompassing seven islands and 16 fronds, which collectively will add 120 kilometres of coastline and more than 90 kilometres of beachfront to Dubai’s shoreline.
