Parkin Company PJSC, the sole provider of paid public parking in Dubai, has announced exceptional financial results for the first quarter of 2026, showcasing the strength of the emirate’s urban economy. The company reported a 41% year-on-year increase in total revenues, reaching AED 384.2 million. This growth was driven by a strategic reclassification of the city’s parking portfolio and a significant expansion in the number of managed spaces. Net profit for the period jumped by 36% to AED 185.1 million, while EBITDA rose by 31% to AED 231.3 million, maintaining an industry-leading margin of 60%.
Operationally, Parkin added approximately 49,000 new spaces during the quarter, bringing its total portfolio to a record high. This 23% increase in capacity reflects the rapid pace of Dubai’s residential and commercial expansion. A key contributor to the revenue spike was the introduction of variable parking tariffs in April 2025, which categorized parking into Standard and Premium zones. This move has successfully optimized space utilization across high-traffic districts like Business Bay and Dubai Marina. Furthermore, the company saw a 79% surge in seasonal card and permit sales, totaling AED 76.3 million, as more residents committed to long-term stays in the city.
The company’s performance is a clear indicator of Dubai’s high mobility levels and economic vitality. With a 99% cash conversion rate and a robust balance sheet, Parkin remains a cornerstone of the city’s infrastructure. The results also highlight a disciplined focus on enforcement, with fine collection rates rising to 88% due to enhanced digital monitoring systems. Under a 49-year concession agreement with the RTA, Parkin is well-positioned to benefit from Dubai’s projected population growth and the increasing demand for smart urban solutions. Investors have responded positively to the ‘capex-light’ business model, which continues to deliver high yields and stable cash flows in a maturing market.
