In a decisive step toward the goals of Oman Vision 2040, H.H. Sayyid Bilarab bin Haitham Al Said has officially inaugurated the Greater Muscat Structural Plan. This comprehensive urban blueprint is designed to reshape the Sultanate’s capital into a global destination for investment, culture, and sustainable living. The launch ceremony, held at the Experience Centre within Sultan Haitham City, marks the beginning of a new era for Muscat’s development, focusing on the creation of integrated, high-performance urban hubs.
The Greater Muscat Structural Plan is built upon four primary pillars: productivity, greenery, resilience, and vibrancy. Rather than following a path of simple suburban expansion, the strategy emphasizes the development of dense, walkable districts that integrate modern infrastructure with Oman’s unique geographical landscape. By focusing on smart-city technologies and sustainable transport links, the plan aims to reduce the environmental footprint of the city while significantly enhancing the quality of life for residents.
A key component of the plan involves the transformation of Muscat’s waterfront and historic districts, including Muttrah and Seeb. These areas are set to see a surge in specialized residential and commercial projects designed to attract international professionals and high-net-worth investors. The plan also introduces new economic zones that will foster innovation in sectors like technology and renewable energy, creating a diverse economic base that supports long-term property value growth.
Institutional investors and developers have welcomed the plan as a clear signal of the government’s commitment to market stability and transparent urban planning. By providing a structured roadmap for growth, the Sultanate is effectively lowering the risk for long-term capital commitments. As the project moves into the execution phase, the Greater Muscat Structural Plan is expected to drive significant demand for both luxury waterfront assets and affordable, high-quality housing in the city’s expanding corridors.
