The demand for branded homes in Dubai is expected to remain high due to the entry of millionaires into the United Arab Emirates. With an average price per square foot of Dh3,779, which is 40% higher than non-branded homes, these fetch a respectable premium.
The majority of branded homes are concentrated in Downtown (21), followed by Business Bay (17) and Palm Jumeirah (16), per a survey published by Morgan’s International Realty.
According to Morgan’s first-half report, Dubai has 90 branded residences under construction, with 30,384 units anticipated to be delivered in the upcoming years.
There are now about 54 finished branded projects totaling 18,100 ready units. Global millionaires are increasingly choosing residential solitude combined with five-star service, as seen by the 38 percent of the market that is currently made up of branded homes run by hotel operators.
“Dubai’s branded residences are no longer a niche — they’ve matured into a globally recognised asset class. This evolution is driven by an accelerating influx of global wealth, a growing demand for lifestyle-integrated living, and the long-term commitment of top-tier developers to design, service, and brand integrity. As these forces converge, Dubai continues to position itself not just as a real estate destination, but as a benchmark for branded living worldwide,” said Elias Hannoush, managing director, Morgan’s International Realty.
The market for branded homes in Dubai saw a turning point in the first half of 2025 when 12 new branded projects were introduced, adding 5,510 units and increasing the city’s total branded inventory to 48,474 units.
In Jumeirah Asora Bay, the most costly apartment sold for Dh164 million in the first half of 2025, while the highest price per square foot was Dh18,294.
A total of 1,320 branded units with a sales value of $889 million (Dh3.3 billion) were sold in Dubai Marina, while 773 branded apartments with a sales value of $1.55 billion (Dh5.68 billion) were sold in Downtown.
With an average price per square foot of $3,593 (Dh13,195), Aman Hotels & Resorts made its eagerly anticipated debut in Dubai’s branded residential market and immediately emerged as the most upscale branded property.
The UAE is expected to draw about 9,800 millionaires this year, according to Henley & Partners, continuing to be a popular destination for the wealthy around the world. One of the main reasons fueling demand for branded and luxury real estate in Dubai is the influx of these high-net-worth individuals.
