The Omani Ministry of Housing and Urban Planning has officially launched ‘A’Dar,’ a new residential brand designed to modernize the housing landscape for middle-income Omani citizens. This initiative marks a departure from traditional, fragmented residential developments toward integrated, master-planned communities. The first phase of the A’Dar project will be located in the South Al Batinah Governorate, featuring architecturally modern villas and townhouses that prioritize space, light, and community connectivity.
The launch of A’Dar is a strategic move to address the growing demand for high-quality housing while ensuring that urban expansion remains organized and sustainable. The government plans to deliver over 5,000 units under this brand by 2028, partnering with private sector contractors to ensure efficient delivery. Unlike previous social housing schemes, A’Dar focuses on creating ‘livable’ neighborhoods that include parks, retail zones, and pedestrian-friendly walkways, reflecting the goals of Oman Vision 2040.
From a market stability standpoint, this initiative is expected to regulate residential price growth in the Al Batinah and Muscat regions by introducing a steady supply of high-standard homes. It also provides a clear framework for local developers to follow, raising the bar for the quality of materials and finishing in the domestic market. By providing citizens with homes that are modern and efficient, the government is fostering a more stable and satisfied resident base, which in turn supports broader economic growth. The ‘A’Dar’ model is expected to be rolled out across other governorates, including Dhofar and Ad Dakhiliyah, as part of a national effort to improve the quality of life and urban aesthetics in the Sultanate.
