In January, the Real Estate Registration Department of the Ministry of Justice recorded a total of QR 1,919,640,254 in real estate trading volume through sale contracts.
(362) real estate transactions were recorded during the month, according to data from the Ministry of Justice’s real estate analytical bulletin. The index of traded areas saw a 21 percent increase and the index of sold real estate saw a 10 percent increase from December 2023.
According to the real estate market index, the municipalities of Doha, Al Rayyan, and Al Dhaayen had the highest number of transactions in terms of financial value in January. These were followed by Al Wakrah, Umm Salal, Al Shamal, Al Khor, and Al Dhakira.
According to the January real estate market index, the Doha municipality’s transactions had a financial value of QR 1,182,738,449. The transactions of Al Rayyan municipality had a financial value of QR 380,869,371, whereas the transactions of Al Dhaayen municipality had a financial value of QR 135,673,354. The transactions of the Al Wakrah municipality had a total financial value of QR 104,673,354. Al Shamal municipality recorded trading at a value of QR 24,555,000, Al Khor and Al Dhakira municipality recorded transactions of QR 16,667,600, and Umm Salal municipality recorded transactions totaling QR 74,294,768).
According to indicators about the traded space index, the municipalities of Doha, Al Rayyan, and Al Wakrah were the most active regarding traded real estate spaces during January. Doha accounted for 36% of the total, while Al Rayyan municipality followed with 30% and Al Wakrah with 12%. Ten percent of the total traded spaces were recorded by Al Dhaayen, six percent by Umm Salal, four percent by Al Shamal, and two percent by Al Khor and Al Dhakira.
According to trading indices, the most active municipalities in January in terms of the index of the number of real estate transactions (sold properties) were Doha (33 percent), followed by Al Rayyan (22 percent), Al Dhaayen (15 percent), Al Wakrah (13 percent), Umm Salal (8 percent), Al Shamal (6 percent), and Al Khor and Al Dhakira (3 percent).
In Doha, the average price per square foot for January was (546-913); in Al Wakrah, (228-530); in Al Rayyan, (322-536); in Umm Salal, (277-407); in Al Dhaayen, (267-476); in Al Khor and Al Dhakira, (221-347); and Al Shamal, (158-280).
The highest value of ten properties sold in January was found in the trading volume, with nine properties in Doha and one in Al Rayyan.
A total of 122 mortgage transactions totaling QR 3,646,432,760 were completed in January, according to data on the volume of mortgage transactions. With 37 mortgage transactions or 30.3 percent of all mortgaged properties, Al Rayyan recorded the highest number of mortgage transactions. Doha came in second with 35 transactions, or 28.7 percent, Umm Salal with 26 transactions or 21.3 percent, Al Wakrah with 16 transactions, or 13.1 percent, Al Dhaayen with (6) transactions or 12.9 percent, and both Al Khor and Al Dhakira and Al Shamal with (1) transaction, or 0.8 percent of all mortgaged properties during the month.
With a value of QR 2,664,345,287, Al Rayyan Municipality led the way in terms of mortgage value, while Al Khor and Al Dhakira had the lowest value, totaling QR 1,600,000.
In January, there were 73 transactions in the residential unit trading movement, totaling QR 158,720,127 in value.
