Dubai South Properties has awarded a Dh2 billion construction contract for multiple phases of its flagship HAYAT residential community, marking a major milestone in the expansion of the Dubai South district.
The contract has been granted to Mohammed Abdulmohsin Al Kharafi & Sons LLC and covers several development phases within the 10-million-square-foot master-planned project located close to Al Maktoum International Airport and adjacent to the Golf District.
Planned as an integrated wellness-focused neighbourhood, HAYAT will include approximately 2,500 residential units ranging from one- to five-bedroom homes, including apartments, townhouses, semi-detached villas, standalone villas, mansions, and hotel apartments.
Since its launch in 2025, the community has generated strong investor and buyer interest due to its strategic location, lifestyle-oriented planning, and connectivity to key economic corridors. The development aims to deliver a balanced environment combining modern architecture, privacy, and flexible living spaces.
Residents will benefit from a wide range of amenities such as landscaped parks, shaded walking trails, children’s play zones, outdoor recreation areas, fitness centres, swimming pools, lagoons, and a scenic lake. Plans also include a community mall, retail boulevard, cafés, and essential services, enhancing everyday convenience within the neighbourhood.
Strategically positioned near major highways including Sheikh Mohammed bin Zayed Road and Emirates Road, the project also offers seamless connectivity to Jebel Ali Free Zone and Dubai South Free Zone.
Construction is scheduled to begin in Q2 2026, with the first phases expected to be completed by 2028.
Dubai South continues to strengthen its residential ecosystem with supporting infrastructure such as sports courts, retail outlets, a 50,000-sq-ft hypermarket, mosque, petrol station, public transport connectivity to Expo Metro Station, the GEMS Founders School campus, and a 200,000-sq-ft shopping mall currently under development.
