The first quarter of 2026 has set a high standard for the Dubai property market, with transaction volumes reaching a massive Dh180 billion. This performance represents a significant leap for both residential and commercial sectors, proving that the city remains the top choice for global capital. A major part of this growth comes from the luxury segment, which has seen a 62.6 percent increase in deals valued above Dh10 million. During these first three months, over 2,100 transactions crossed this high-value threshold, showing that wealthy individuals and institutional investors are moving beyond mid-market options to secure prime assets in the emirate.
While the total sales value reached Dh143.1 billion for residential properties alone, the commercial sector also showed remarkable strength. Office spaces have become a standout performer, with transactions increasing by nearly 75 percent compared to the previous year. This demand is fueled by the rapid registration of new businesses, with thousands of firms setting up shop in Dubai in March alone. The rising price of office space reflects a market that is structurally undersupplied, creating a favorable environment for landlords and developers who focus on high-quality work environments.
Industry experts note that the current market trajectory is supported by fundamental drivers like population growth and sustained capital inflows. Unlike previous cycles, the current demand is anchored by end-users and long-term investors rather than short-term speculators.
