Dubai’s ultra-luxury residential market continued its exceptional growth trajectory in 2025, with Palm Jebel Ali surpassing Palm Jumeirah as the city’s most in-demand destination for properties priced above Dh20 million. This shift highlights Dubai’s increasing appeal as a global hub for wealth, long-term investment, and premium lifestyle living.
During the year, a total of 2,489 ultra-luxury homes were sold, reflecting sustained interest from ultra-high-net-worth individuals seeking exclusive residences, waterfront settings, and secure wealth preservation opportunities. Off-plan properties dominated the market, accounting for 64% of all transactions, underscoring strong investor confidence in Dubai’s future luxury developments.
Palm Jebel Ali emerged as the top-performing location, contributing 21% of all ultra-luxury deals. The area recorded 517 transactions above Dh20 million, generating Dh12.4 billion in sales — the highest among Dubai’s prime residential destinations. Growing demand is being driven by a preference for expansive waterfront villas offering privacy, larger layouts, and long-term capital appreciation.
Brokerage reports further highlight this trend, with multiple high-value villa sales exceeding Dh143 million, reflecting strong appetite among affluent buyers.
This surge aligns with Dubai’s broader luxury real estate boom, which has outperformed leading global markets for the third consecutive year. According to Knight Frank, Dubai recorded the highest number of $10 million-plus home sales globally in 2025, surpassing cities like London and New York. The emirate has also seen prime residential prices more than double since 2020, supported by population growth, progressive residency reforms, and steady economic expansion.
Dubai’s appeal continues to strengthen due to its investor-friendly ecosystem, including zero income tax, political stability, and attractive visa policies. Reports from Savills indicate that these factors are drawing high-net-worth individuals seeking both lifestyle advantages and safe-haven investments.
The rise of Palm Jebel Ali as a preferred ultra-prime destination reflects its large-scale master planning, modern infrastructure, and limited availability of new beachfront inventory elsewhere in Dubai. With spacious plots and thoughtfully designed communities, it is increasingly attracting global investors looking beyond traditional luxury hotspots.
