When purchasing a property, understanding service charges in Dubai is just as important as negotiating the sale price. Once ownership is transferred, homeowners are responsible for paying service charges—an ongoing fee that ensures the proper maintenance and management of the building or community.

Service charges in Dubai are recurring payments made by property owners to cover the upkeep of shared spaces and facilities. These fees typically include cleaning, security services, landscaping, waste disposal, repairs, building management, and utilities for common areas such as DEWA. Whether you own an apartment, villa, or commercial unit, service charges apply across all property types. The amount payable depends on the size of the property and the services provided within the development.

Service charges in Dubai are calculated on a per square foot basis. Rates generally range from Dh3 to Dh30 or more per square foot, depending on the community and the range of amenities offered. To ensure transparency, the Dubai Land Department publishes a Service Charge Index that outlines approved rates for different developments, allowing buyers and homeowners to verify official charges.

The variation in service charges in Dubai is influenced by several factors, including the type of property, the level of amenities, and the overall management standards of the development. Villas may attract higher fees than apartments due to larger plot sizes and landscaping requirements. Communities offering facilities such as swimming pools, gyms, parks, and private security typically have higher service costs. Premium or well-established developments may also reflect higher maintenance standards in their charges.

Homeowners can review approved service charges through the Dubai Land Department’s website or via the Dubai REST app. Payments are processed through the Mollak system, which ensures funds are deposited into DLD-approved accounts and used specifically for community maintenance.

For new buyers, factoring service charges into the overall property budget is essential. These fees play a crucial role in maintaining property value, preserving community standards, and ensuring that shared spaces remain well-managed over time.
