Aldar Properties has demonstrated a robust financial performance for the third quarter of 2026, with its net profit for the first nine months of the year climbing 19% year-on-year to AED 7.1 billion. This growth underscores Aldar’s strategic focus on diversifying its revenue streams and expanding its development pipeline within Abu Dhabi’s dynamic real estate market.
While total UAE sales in Q3 2026 saw a 45% year-on-year decline to AED 5.0 billion, and nine-month UAE sales were 46% lower at AED 14.4 billion, Aldar continued to invigorate the market with new offerings. The developer launched seven significant projects during Q3 2026, including Al Ghadeer Gardens II, Al Ghadeer Parks, The Canopies, Sei Saadiyat, Talay, Talay Beach, and Yas Riva Reserve. This accelerated launch momentum signals Aldar’s confidence in demand for high-quality communities across Abu Dhabi.
A key driver of market resilience remains the sustained interest from international investors and expatriate residents. Sales to these buyer segments totaled AED 11.3 billion for the first nine months of 2026, accounting for 78% of Aldar’s UAE sales. This substantial proportion highlights strong external confidence in Abu Dhabi’s property sector and its appeal as a global investment destination.
Aldar’s future revenue visibility remains strong, with a UAE revenue backlog standing at AED 59.3 billion at the end of September 2026, projected to span an average duration of 28 months. This considerable backlog provides a stable foundation for ongoing revenue generation and project delivery.
The company’s recurring income segments also posted significant gains. Aldar Estates reported a 13% year-on-year increase in adjusted EBITDA to AED 136 million in Q3 2026, with the nine-month figure rising 16% to AED 364 million. This growth reflects robust contract momentum across property management, facilities management, and integrated community services. The platform now manages over 146,000 residential units and 2.5 million square metres of prime retail and commercial space, with contracts valued at AED 2.9 billion, substantially broadening Aldar’s recurring earnings base.
Similarly, Aldar’s commercial portfolio saw its EBITDA climb 30% year-on-year to AED 289 million in Q3 2026, and 19% to AED 767 million for the first nine months. With an impressive 99% occupancy rate, the portfolio benefits from a diversified tenant base comprising government-related entities and established corporates. Recent strategic acquisitions, such as Masdar City Square (99% occupancy) and The Link at Masdar City (100% occupancy), significantly contributed to this growth. The AED 918 million acquisition of Masdar City Square, completed through the Aldar-Mubadala joint venture in Q3, added more than 41,000 square metres of Grade A commercial space and elevated the joint venture’s Masdar City portfolio value to AED 4.7 billion. These developments reinforce Aldar’s position as a key developer and manager of integrated, sustainable urban environments in Abu Dhabi.
