Dubai’s residential property sector continues to demonstrate remarkable stability despite rising geopolitical tensions across the Middle East, with nearly 85% of landlords choosing to retain their assets, reinforcing the market’s reputation as a long-term investment destination.
According to a recent report by proptech firm Smart Bricks, most property owners have maintained their positions since the regional escalation began in late February. This trend signals sustained investor confidence even as global financial markets react to oil price volatility and geopolitical developments.
Listing data from major property portals further supports this stability. Residential listings increased modestly from 105,300 on February 20 to 110,800 by March 16, reflecting only a slight rise. Analysts note that sharp listing surges typically indicate distress selling during uncertain periods, which has not been observed in Dubai’s current market environment.
A survey conducted among more than 600 Dubai-based landlords revealed that only about 10% may reconsider their positions if conditions worsen, while very few indicated willingness to sell below earlier price expectations. This suggests investors continue to view Dubai real estate as a reliable long-term asset class rather than reacting to short-term market pressures.
Transaction activity also remained strong. Between February 28 and March 16, Dubai recorded over 6,000 residential transactions worth Dh20.2 billion, with approximately 63% concentrated in the off-plan segment. Meanwhile, activity in the ready-property market was largely driven by end-users and rental-income-focused investors, rather than speculative buyers.
Industry experts say this shift reflects a maturing investment cycle, not weakening demand. Global property consultancies such as CBRE and Knight Frank highlight that continued population growth, strong rental yields, and a diverse international investor base from Europe and Asia are supporting market performance.
Dubai’s appeal is further strengthened by the UAE’s solid macroeconomic fundamentals. Agencies like S&P Global Ratings and Fitch Ratings continue to emphasise the country’s strong fiscal position and policy flexibility, reinforcing investor trust during periods of regional uncertainty.
Market behaviour also shows investors are becoming increasingly selective rather than exiting the sector altogether. Off-plan projects by reputable developers in prime locations continue to attract strong interest, while secondary-market transactions are increasingly focused on rental yield performance and tenant stability.
Historically, geopolitical disruptions have had limited long-term effects on Dubai’s prime residential assets. Analysts note that such events typically influence transaction timelines first, with price corrections mainly affecting oversupplied micro-markets rather than well-located developments.
The Smart Bricks report outlines three possible outlook scenarios—rapid stabilisation, prolonged uncertainty, or further escalation—but emphasises that property-level fundamentals such as tenant quality, lease cycles, supply pipelines, and vacancy exposure will play a larger role in determining investment performance moving forward.
Importantly, the absence of distress selling highlights that investors continue to view Dubai property as a store of long-term value. Supported by consistent government policy responses during past crises and the emirate’s growing role as a global hub for talent and capital relocation, the market remains steady and selective—but firmly resilient. 📈🏡
