Dubai’s real estate sector has once again demonstrated its remarkable resilience and robust growth, reporting an astounding AED252 billion in total transactions during the first quarter of 2026. This impressive figure represents a substantial 31% year-on-year increase, signaling sustained market momentum and profound investor confidence across the emirate.
The first three months of the year saw a remarkable 60,303 property transactions completed, forming part of over 718,000 real estate procedures. This surge in activity highlights Dubai’s enduring appeal as a prime global investment destination. Investment activity itself witnessed a significant uplift, with total investments climbing to AED173 billion, marking a 22% increase. The investor base expanded by 8%, welcoming 29,312 new investors into the market, a testament to Dubai’s growing attractiveness.
Foreign investment continues to be a pivotal driver, with a notable 26% increase, reaching AED148.35 billion. This inflow of international capital underscores the global trust in Dubai’s stable and dynamic real estate landscape. GCC investors contributed AED12.23 billion, while Arab investors accounted for AED12.11 billion, showcasing diverse and widespread interest. The luxury segment, in particular, proved to be a powerful engine of growth, with investments soaring by 26% to AED87.7 billion. This indicates a strong and consistent demand for high-end properties, reflecting the emirate’s flourishing high-net-worth population and its status as a hub for luxury living.
The sustained performance of Dubai’s property market is firmly rooted in strong fundamentals, including its advanced infrastructure, flexible regulatory framework, and an ever-expanding digital ecosystem. These elements combine to create a secure and appealing environment for both local and international investors. The consistent growth across various segments, coupled with increasing investor participation, reinforces Dubai’s position as a leading global real estate hub, consistently outperforming expectations and solidifying its reputation for progress and stability. The forward-looking vision of Dubai’s leadership, encapsulated in initiatives like the Dubai Economic Agenda D33 and the Dubai Real Estate Strategy 2033, further bolsters the sector’s long-term trajectory.
