A prominent Abu Dhabi-based developer has reported a significant financial uplift, with second-quarter profit climbing 10 percent year-on-year. This increase brings the net profit attributable to equity holders to Dh2.16 billion ($580 million) for the three-month period ending in June. Revenue and rental income also saw a 5 percent rise over the same quarter last year, reaching Dh8.1 billion, despite prevailing economic uncertainties.
For the first half of the year, the developer’s performance was even stronger. Profit attributable to equity holders surged by 16.3 percent annually to Dh4.2 billion. Total revenue from January to June increased by 8 percent year-on-year, reaching Dh16.8 billion. This robust financial showing underscores a consistent strategic approach and targeted investment decisions made over several years, cultivating a diverse business with substantial financial resilience, according to Mohamed Al Mubarak, chairman of the company.
The broader Abu Dhabi property market demonstrated exceptional strength in the first half of 2026, driven by heightened demand and a comparatively tighter supply. Data from the Abu Dhabi Real Estate Centre indicates that total real estate transactions in the capital soared by 112 percent year-on-year, achieving a value of Dh117 billion. Transaction volumes also experienced a notable increase, rising by 61.7 percent to 16,838 deals during the period.
Residential property prices in Abu Dhabi reflected this vigorous market activity, with an overall increase of approximately 21.6 percent year-on-year in the second quarter of 2026. Apartment prices led this growth, ascending by 24.4 percent annually, while the villa market recorded a more moderate 6.3 percent expansion, as highlighted in a CBRE report. In contrast, Dubai’s residential prices saw a more modest growth of around 1.9 percent annually in the second quarter, with apartment prices up 1.3 percent and villas by 5.7 percent.
Looking ahead, the developer has unveiled ambitious new projects poised to further enhance Abu Dhabi’s lifestyle appeal and residential offerings. These include the Dh100 billion Marsa Al Saadiyat waterfront development and a Dh6 billion Yas Island project featuring 1,600 branded residences. Another significant initiative is Yas Point, a $1.63 billion project located near the future sites of Sphere Abu Dhabi and Disneyland Abu Dhabi. This master-planned destination will integrate a school alongside extensive retail, dining, and leisure facilities, eventually accommodating 5,000 residents. Additionally, the developer is collaborating with the Department of Municipalities and Transport to construct new residential communities across five sites in Abu Dhabi, including Al Mihsinah Island, under a public-private partnership model, signaling continued expansion and development.
