If you have made an investment in a property in Dubai, you may have the opportunity to obtain a two-year residency, granting you the ability to reside in the country without a sponsor and even bring your family to the UAE.

To be eligible for the Property Investor Visa, you must own property valued at a minimum of Dh750,000. Alternatively, if you and your spouse jointly own property of equal value, you can also apply for this visa. The application process for the Property Investor Visa is facilitated through the Dubai Land Departments (DLD) Cube Centre. It is important to note that you can only apply for this visa if you are currently within the country.

The DLD Cube Centre serves as a comprehensive customer service center for real estate investors, providing assistance throughout the entire process of applying for a residence visa.

Now, let’s delve into the details of this opportunity.

What are the requirements to apply in UAE?

  • Own a home in the UAE that is at least worth Dh750,000.
  • If the property is mortgaged, the property mortgage statement and a No Objection Certificate (NOC) from the bank or developer are required.
  • Proof of payment for 50% of the total property value, or at least Dh375,000, is needed if the property is finished and not yet under construction.
  • If a husband and wife own the property jointly, then each of them must receive an equal share. If not, the largest stakeholder will sponsor their spouse and serve as the primary visa holder.

Required documents

Please find below the list of documents that you are required to submit:

  1. Title Deed: You must provide a title deed issued for the property in Dubai. It is important to note that the property value stated in the title deed must be at least Dh750,000. Please be aware that title deeds issued for properties in other emirates or by the Dubai International Financial Courts Authority (DIFCA) will not be accepted.
  2. Initial Sale Certificate: If the property is mortgaged by the developer, you need to submit a copy of the initial sale certificate.
  3. No-Objection-Certificate (NOC): In case the property is mortgaged, you must obtain a No-Objection-Certificate (NOC) from the bank.
  4. Marriage Certificate: This is only applicable to spouses who have joint ownership of a property. You need to provide a marriage certificate that is attested by the Ministry of Foreign Affairs and legally translated into Arabic.
  5. Passport Copy: Please submit a copy of your passport with more than six months of validity.
  6. UAE Visa: If you are currently residing in the UAE, you need to provide a copy of your current UAE visa. This includes residence visa, tourist visa, or visa-on-arrival permit.
  7. Emirates ID: If you are a resident of the UAE, please include a copy of your Emirates ID.
  8. Passport Photo: Your passport photo must meet the requirements mandated by the UAE’s Federal Authority for Identity, Citizenship, Customs, and Port Security (ICP).
  9. Health Insurance: You must have valid health insurance from a company in the UAE.
  10. Police Clearance Certificate (PCC): Obtain a Police Clearance Certificate (PCC) from Dubai Police, addressed to DLD.

Additionally, depending on your nationality, you may be required to provide an identity card from your home country, as stated by DLD Cube.

  • Health insurance coverage options:

According to the regulations set by the General Directorate of Residency and Foreigners Affairs – Dubai (GDRFA-Dubai), it is mandatory for all resident permit applications to have medical insurance. To facilitate this requirement, the DLD Cube provides assistance to applicants seeking either basic or comprehensive coverage.

Visa cost

  • The cost of a two-year property investor visa is Dh9,958, which covers the expenses for completing the application, the medical fitness test, and Emirates ID printing.
  • For visa renewal, the fee is Dh7,808.

Payment can be made through bank transfer, credit card, or cash.

How to apply for Dubai’s two-year property investment visa

You have two options:

  1. Visit the DLD Cube reception – which is on the ground floor of DLD’s official headquarters, located on Baniyas Road, Rigga Al Buteen, Deira.

Timings:

• Monday to Thursday from 8 am to 3 pm.
• Friday from 8 am to 11 am.

Steps:

  1. Ensure that you have gathered all the necessary documents and proceed to the DLD Cube reception.
  2. A dedicated customer service agent will carefully review your documents and assist you in completing the visa application.
  3. Following the verification process, the agent will guide you to the customer service counter where you can conveniently pay the required fees and submit your application.

Once your visa request has been successfully submitted, you will receive prompt notification regarding your medical fitness test and fingerprint scanning appointment for the residency permit and Emirates ID.

Furthermore, an email and SMS will be sent to you containing a unique reference number, enabling you to easily track the progress of your application.

2. Fill out the investor visa application online

You can apply for the visa online through the DLD website – dldcube.com.

Steps:

To access the DLD cube website, simply visit dldcube.com. Once there, navigate to the menu tab on the homepage and click on ‘Our Services’. From the drop-down menu, select the ‘Property Investor Visa For 2 Years’ category.

Afterwards, scroll down until you find the ‘Apply Online’ button and click on it.

Now, it’s time to fill in the application form. Provide the following information:

– Your full name, exactly as it appears on your passport.
– Your email address and mobile number.
– Your WhatsApp number, as you will receive a One-Time Password (OTP) on this number to confirm your application.
– Your address in the UAE. It is crucial to enter the correct details, as this is where your Emirates ID will be delivered.
– Your passport number and its expiry date.
– Select your nationality and gender.
– Enter your date of birth.
– Lastly, choose the medical center where you will undergo the UAE residency visa health screening.

By following these steps, you will be well on your way to completing the application process for the Property Investor Visa.

  1. Upload the required documents:
  • When uploading the title deed, you will need to indicate whether the property is under mortgage. If it is, select ‘Yes’ from the drop-down menu.

Afterwards, you will have the option to submit a No Objection Certificate (NOC) and an installment statement from the bank.

Next, you will be prompted with another question regarding joint ownership with your spouse. If applicable, select ‘Yes’ from the drop-down menu and proceed to upload a marriage certificate.

  • Provide a copy of your current visa, whether it is a residence visa, tourist visa, or visa on arrival.
  • Include a copy of your health insurance.
  • Submit a Certificate of Good Conduct and Behavior issued by the Dubai Police, addressed to the Dubai Land Department.
  • Attach a valid copy of your passport. If you are an Indian citizen, make sure to include copies of the first and last page of your passport.
  • Lastly, upload a passport-sized photograph.

By following these steps and providing the necessary documents, you can ensure a smooth and efficient process for your application.

  1. Next, click the ‘Submit Request’ button.

To confirm your application, you will receive a One-Time Password (OTP) on your registered mobile number. Please enter the OTP online to proceed.

  1. After submitting your request, DLD Cube will verify the application details. Subsequently, you will receive a notification to visit the DLD Cube reception and make the payment for your investor visa.

Following this, you will be informed about your appointment for the medical fitness test and fingerprint scanning, which are necessary for obtaining the residency permit and Emirates ID.

Additionally, you will receive a reference number via email and SMS, enabling you to easily track the progress of your application.

How long does it take to get the property investor visa?

According to the DLD call centre – 800 4488, the entire process can take seven to 10 days.

Tracking the application status

To track the progress of your investor visa application, please follow these steps:

  1. Visit the following link: dldcube.com/en/request-status/
    2. Provide your email address or mobile number.
    3. Enter the quote number, also known as the tracking number, that you received from DLD Cube when you submitted your application.
    4. Enter the captcha code and click on the ‘Submit’ button.

Once you have completed these steps, you will receive updates regarding the current status of your application.
