A joint venture between Aldar Properties and Mubadala Investment Company has completed the acquisition of Masdar City Square for Dh918 million. This strategic move significantly expands their real estate portfolio within Abu Dhabi’s Masdar City. The transaction increases the joint venture’s total holdings in the sustainable urban development to Dh4.7 billion.
Masdar City Square comprises a seven-building commercial complex, adding over 47,000 square metres of net leasable office space to the partnership’s assets. The development, completed in the first quarter of 2026, boasts an impressive 99% occupancy rate. Its diverse tenant base includes major entities such as TAQA, the Abu Dhabi Department of Energy, Emirates College, and Mohamed bin Zayed University of Artificial Intelligence.
Designed with a strong emphasis on sustainability, Masdar City Square is on track to achieve LEED Platinum and WELL Gold certifications. The complex incorporates advanced features, including solar photovoltaic systems and passive cooling techniques, to minimise environmental impact. A notable component is a net-zero energy headquarters building, currently occupied by the Abu Dhabi Department of Energy, underscoring the development’s commitment to green standards.
This acquisition follows earlier transactions by the Aldar-Mubadala joint venture, established in 2024 to focus on Masdar City investments. Previous additions include 17 assets within the Masdar City Green REIT and The Link at Masdar City, which was also completed in the first quarter of 2026. With Masdar City Square, the partnership now manages more than 158,000 square metres of net leasable commercial space.
The broader portfolio attracts a range of high-profile tenants, including IRENA, Masdar, Siemens, G42, and the UAE Space Agency. These leases demonstrate a strong commitment, with a weighted average unexpired term of approximately 5.2 years. Beyond commercial properties, the joint venture also holds over 1,400 fully occupied residential units within Masdar City. Situated strategically near Zayed International Airport, Masdar City Square offers direct access to key highway networks connecting Abu Dhabi and Dubai, enhancing its appeal.
