The United Arab Emirates’ leading property developers collectively achieved Dh113.7 billion in sales during the first half of 2026. This robust performance, covering the six months to the end of June, highlights the continued strong demand across the UAE real estate market. Two entities, Modon Holding and Emaar, accounted for a significant portion of this total, with combined sales nearing Dh45.4 billion.
Modon Holding led the ranking, recording Dh23 billion in property sales specifically within Abu Dhabi. The company’s overall property sales reached Dh26 billion across all markets in the first half of the year, marking a substantial increase of 2.6 times the level recorded in the previous year. This growth was significantly bolstered by strategic launches, including Hudayriyat Golf Estates, and the rapid sell-out of all units at Tara Park on Reem Island. Modon Holding’s group revenue climbed to Dh9.2 billion, a 40% rise year-on-year. Notably, Modon’s international sales from developments like Wadi Yemm in Egypt and La Zagaleta in Spain were excluded from the UAE market ranking.
Emaar followed closely with Dh22.4 billion in UAE property sales. The developer reported total property sales of approximately Dh26.6 billion during the first six months, with Dh4.2 billion originating from its international development business. This leaves the Dh22.4 billion specifically attributable to its UAE operations for the domestic ranking. Emaar’s revenue backlog from ongoing projects reached approximately Dh164.9 billion by the end of June, representing a 13% increase from the prior year.
A leading developer, DAMAC, secured the third position with Dh16 billion in sales, establishing a clear lead for these top three developers within the market during the reporting period. Aldar Properties ranked fourth, achieving Dh9.5 billion in UAE development sales. The company’s total group development sales, encompassing its international ventures, amounted to Dh12.1 billion. A key trend for Aldar Properties was the strong contribution from international buyers and expatriate residents, who collectively accounted for Dh7.6 billion, or 80%, of its UAE sales in the first half. Aldar Properties’ development revenue backlog stood at Dh71.6 billion at the close of June, with Dh59.9 billion attributed to UAE projects. The company also reported an 18% year-on-year increase in net profit after tax, reaching Dh4.9 billion. Sales from its international businesses also saw significant growth, with SODIC rising by 171% and London Square by 236% over the period.
The top 10 ranking was completed by a number of prominent firms, with Binghatti securing fifth place at Dh7.6 billion in sales. This was followed by Meraas at Dh7.5 billion, and H&H at Dh7.4 billion. Ellington achieved Dh7 billion in sales, while Omniyat recorded Dh6.7 billion. Finally, a local firm, Beyond, rounded out the top 10 with Dh6.6 billion in property sales. These figures underscore a competitive market environment, where substantial sales volumes were required to secure a position among the country’s highest-performing developers.
