Aldar Properties (‘Aldar’) has announced the launch of Dahlias, the final community of its flagship development on Yas Island based on the high demand for every phase of Yas Acres. The community features 120 new spacious villas, duplexes, and townhouses available to be purchased by all nationalities from 13 November 2021.
The homes at Dahlias are expected to be competitively priced, starting at Dh2.49 million for a townhouse and Dh5.6 million for a villa. The sought-after development offers a range of two-bedroom townhouses, three- and four-bedroom duplexes, and four-, five- and six-bedroom villas.
“Yas Island undoubtedly remains one of the most sought-after destinations to live in Abu Dhabi and we have witnessed this throughout 2021 with record sales of Aldar properties on the island. Dahlias, which is currently under construction, will offer residents access to a school, mosques, a large community pool, as well as world-class leisure, entertainment, and shopping options. Tennis courts, basket-ball courts, and cycle tracks will also be available. With an occupancy rate of 95 percent for the existing community, Yas Acres is one of the most sought-after communities in Abu Dhabi.
The homes at Dahlias have also been designed to meet or exceed the latest sustainability standards set in the UAE. The units will have solar powered water heaters, high solar reflectance materials to reduce heat absorption, efficient fixtures that reduce water consumption by more than 20 percent, and LED light fixtures that reduce energy consumption. Smart meters will also allow customers to monitor their electricity and water consumption.
Dahlias is expected to begin construction in Q2 2022, with handovers in Q3 2024. This latest addition to the Yas Acres development follows on from the recent sale of Magnolias at Yas Acres, which led to Aldar’s record quarterly sales in Q3 2021.
