A joint venture between Aldar Properties and Mubadala Investment Company has significantly expanded its real estate holdings in Masdar City with the acquisition of Masdar City Square for AED 918 million. This strategic investment elevates the joint venture’s total portfolio within the sustainable urban development to an impressive AED 4.7 billion, underscoring continued confidence in Abu Dhabi’s commercial and residential sectors.
The newly acquired Masdar City Square is a substantial commercial complex comprising seven buildings. Scheduled for completion in the first quarter of 2026, the development introduces more than 47,000 square metres of prime office space to the market. The complex boasts a robust occupancy rate of 99%, with prominent entities such as TAQA and the Department of Energy among its committed tenants, signalling strong demand for high-quality commercial assets in Masdar City.
This acquisition substantially boosts the joint venture’s overall commercial footprint in Masdar City to over 158,000 square metres. Beyond its commercial assets, the portfolio also encompasses more than 1,400 fully occupied residential units within the same forward-thinking urban community. The sustained high occupancy across both commercial and residential segments highlights Masdar City’s appeal as a live-work destination focused on innovation and sustainability.
The investment aligns with the broader economic diversification efforts within the UAE, particularly in Abu Dhabi, which continues to attract significant capital into its real estate and infrastructure sectors. Such large-scale transactions reflect the market’s underlying strength and the long-term growth prospects envisioned for master-planned communities like Masdar City.
