Nakheel has initiated the handover of 892 residential units at the redeveloped Jebel Ali Village in Dubai, marking a significant milestone in the transformation of this historic community. The extensive redevelopment project, spanning 80 hectares, is designed to accommodate approximately 5,500 residents within a diverse offering of villas and townhouses, complemented by modern community amenities.
Originally established over four decades ago for British and Dutch port workers, Jebel Ali Village holds a unique place in Dubai’s residential narrative. The community’s original 290 homes were demolished in 2022 to pave the way for this large-scale urban renewal, located strategically near Ibn Battuta Mall. The new master plan incorporates essential lifestyle features, including dedicated cycling routes, expansive parks, children’s play areas, and a central community centre, fostering a family-oriented neighbourhood.
Khalid Al Malik, Chief Executive of Dubai Holding Real Estate, commented on the development’s significance, stating, “Jebel Ali Village has long held a special place in Dubai’s residential history, recognised for its strong sense of community and enduring appeal.” This initiative builds on the area’s heritage, contributing to the ongoing evolution of Jebel Ali as a well-connected residential destination.
This delivery comes amid a dynamic period for Dubai’s real estate market. While the market has largely absorbed geopolitical fallout, sales prices observed a marginal dip of 2.5 per cent quarter-on-quarter in Q2. Property deliveries across Dubai remain robust, with more than 13,218 units delivered in the second quarter of 2026. Projections indicate a strong second half, with approximately 32,000 residential units expected for delivery, bringing the total annual handovers to around 55,600 units. This volume represents the highest annual delivery rate since 2008, underscoring the sustained development momentum within the emirate’s property sector.
