Marasi Bay Island, a reclamation project that will be transformed into a bustling lifestyle destination with the first beach club in the Burj Khalifa District, was purchased by OMNIYAT on Tuesday.

Marasi Bay, a seaside attraction in the Burj Khalifa District, combines upscale living, first-rate workspaces, hospitality, leisure, and wellness activities. It has easy access to Dubai International Airport, Business Bay, DIFC, D3 Design District, and Downtown Dubai.

The ambitious ultra-luxury ecosystem for UHNWI that OMNIYAT is now developing will be enhanced by this island.

“In a re-imagined approach to urban living, we are reshaping Marasi Bay into Dubai’s definitive ultra-luxury waterfront destination. Marasi Bay Island is another jewel in its crown, complementing this luxurious ecosystem with exceptional waterfront experiences,” stated Mahdi Amjad, founder and executive chairman of OMNIYAT.

Marasi Bay Marina to include exclusive yacht club

In keeping with its mission to reinvent waterfront living, OMNIYAT has launched more amenities along the south side of Marasi Bay to complement Marasi Bay Island.

Superyacht berths, an exclusive Yacht Club, tender boat service, jetty lounges for boat owners and visitors to The Lana Hotel, and the Signature Pavilion—a 10,000-square-foot retail and events venue situated over the water—will all be available at Marasi Bay Marina, which OMNIYAT runs. There will be both public and resident-only amenities along the south seaside promenade, such as a padel court, a kids’ play area, a running track, and an art trail.

Sunset Park, a 30,000-square-foot private floating island reserved for OMNIYAT residents, will serve as the focal point of Marasi Bay’s green areas and be connected by a waterfront walkway. In addition to viewing platforms and event lawns, it offers adaptable indoor spaces for business and parties, private eating sections with a chef’s kitchen and barbecue, picnic lawns, and specialized areas including sensory and meditation gardens, a yoga terrace, and a dog park. Additionally, residents have access to a private jetty drop-off.

Designed to be an exclusive ecosystem for global citizens, Marasi Bay is transforming a former commercial district into a highly desirable, vibrant and extraordinary UNHW community. Commanding the most coveted and strategic position in the prestigious Burj Khalifa District, Marasi Bay is the ultimate celebration of waterfront living, powered by Dubai’s relentless momentum and OMNIYAT’s commitment to redefining luxury,” Amjad added.

Waterfront residential offerings to complement master plan

VELA Viento, Dorchester Collection, Dubai, and other residential properties that enhance the master plan are part of this carefully controlled ecosystem. VELA Viento, Dorchester Collection, Dubai, which rises 180 meters over Marasi Bay, is a symbol of architectural brilliance due to the innovative design of internationally recognized architects Foster + Partners.

The 95 magnificent residences at VELA Viento, a sister building to VELA, provide expansive views of the Burj Khalifa, Downtown Dubai, and the waterfront below from floor-of-ceiling windows. While some apartments have terrace pools, double-height rooms, and suspended dining rooms that appear to hover above the cityscape, all of the residences have large terraces that blur the lines between indoor and outdoor living.

These tastefully decorated, fully equipped residences, which have private elevator lobbies and interior design by Gilles & Boissier, provide exclusivity. Some people may also choose to live in the Horizon Residences with interiors created by Banda Studio.

The Sky Amenities Deck, which is more than 100 meters high, has a double-height gym, yoga studio, infinity pool, and lounges. On the bottom floor, there are indoor pools, a spa, conference rooms, and direct promenade access to Marasi Bay and The Lana Hotel. World-class hospitality that combines home ownership with famous hotel service is provided to residents under the renowned supervision of Dorchester Collection.

Signature properties

With iconic projects like The Lana Hotel and Residences, Dorchester Collection, Dubai, which opened in Q1 2024, OMNIYAT has completely transformed Marasi Bay. The Lana, the first hotel in the Middle East from the Dorchester Collection, was created by Foster + Partners and has the first Dior Spa in the area. In May 2024, The Lana Residences penthouse became the most expensive property sold in the Burj Khalifa District, breaking previous records.

The ultra-luxury office tower ENARA by OMNIYAT, which is scheduled for completion in 2027, will build on the inspiring heritage of The Lana. A stand-alone ultra-premium commercial building designed to serve the world’s business elite, ENARA by OMNIYAT offers opulent office spaces with direct access to a bustling promenade that provides owners with outdoor wellness amenities for walking, cycling, and jogging, as well as a variety of unique fine-dining concepts created by internationally recognized chefs. VELA, VELA Viento, and The Lana are all easily accessible from ENARA through promenade and jetty service.

Marasi Bay is expected to be a center for upscale living experiences planned by the best companies, artists, and inventors in the world, giving Dubai’s future a fascinating new angle.
