Sharjah’s real estate market demonstrated robust performance in July, recording transactions valued at over Dh7 billion. This significant activity highlights sustained investor confidence across residential, commercial, and industrial segments within the emirate. Figures released by the Sharjah Real Estate Registration Department show a substantial 61.8% increase in trading value compared to June’s Dh4.4 billion, underscoring a strong upward trend.
A total of 2,884 sales transactions were completed across Sharjah during July. Sharjah City remained the primary hub of activity, accounting for 2,091 of these deals. The market’s dynamism extended across 129 distinct areas, reflecting broad-based growth.
Muwaileh Commercial emerged as the leader in sales transaction volume within Sharjah City, registering 442 deals. Following closely in transaction count were Al Sajaa Industrial with 244 sales, Hay Hoshi with 203, and Al Khan with 168. In terms of transaction value, Al Sajaa Industrial led the emirate, generating Dh715.4 million. Other areas with high trading values included Muwaileh Commercial at Dh516.3 million, Al Menhaz with Dh449.5 million, and Al Qulai’aah at Dh365.7 million.
The diverse nature of properties transacted included 1,347 land plots, comprising 895 residential, 381 industrial, and 71 commercial plots. Additionally, 894 subdivided units were sold, featuring 842 apartments, 25 parking spaces, 17 offices, nine studios, and one retail shop. Developed properties also saw considerable activity, with 643 transactions, including 412 residential units, 188 industrial properties, and 43 commercial properties.
Overall transaction volume across Sharjah climbed by 25.3% month-on-month, reaching 9,376 deals and covering an expansive area of approximately 27.2 million square feet.
Noteworthy transactions included the largest individual property deal of the month, a land plot in Industrial 4 valued at Dh850 million. Industrial 4 also recorded the highest trading value in the Central Region, reaching Dh908.8 million, while Al Belaida led the region in transaction volume with 192 sales out of the Central Region’s total of 527. The largest mortgage transaction was recorded in Al Layyeh, involving land valued at Dh120 million, further indicating robust financial activity within the market.
