As premium residential demand in the UAE continues to rise, Sobha Realty concluded FY2025 with Dh30 billion in sales, a robust 30% year-over-year growth, and solidified its position as one of the Gulf’s top luxury real estate developers.
The developer claimed that strong off-plan activity, new master-planned communities, and growing interest from foreign investors were the main drivers of the record performance. The company made Dh8 billion in sales from Downtown UAQ | Sobha Realty and Sobha Siniya Island in Umm Al Quwain, which was a significant factor in its expansion and demonstrated the increasing allure of new northern emirate attractions.
A significant tailwind came from Dubai’s upscale housing sector. Prime residential prices in Dubai increased by more than 15% in 2025, according to industry data from Knight Frank and ValuStrat. This increase was fueled by record population growth, strong inflows of global wealth, golden visa programs, and persistent demand from high-net-worth investors moving to the emirate. Demand for waterfront villas, branded homes, and master-planned communities—segments where Sobha Realty maintains a strong development presence—driven transaction volumes in the Dh10 million+ segment to all-time highs.
FY2025 was a historic year for the group’s domestic growth, according to Chairman Ravi Menon. With the introduction of four new masterplans, Sobha Solis, Downtown UAQ | Sobha Realty, Sobha Central, and Sobha SkyParks, Sobha Realty increased the number of developments in its UAE portfolio to 14, with two in Umm Al Quwain and twelve in Dubai. According to him, the launches demonstrated rising investor confidence in the company’s development philosophy and reinforced its role in influencing the future of urban living.
By expanding into the US and Australia, Sobha Realty expanded its global reach beyond the local market. An important phase in the company’s development into a worldwide real estate platform was the establishment of regional offices and the acquisition of critical land parcels in Texas, Queensland, and Sydney.
Strong capital market activity strengthened the financial momentum. Institutional demand for Sobha Realty’s sukuk issuances was strong; the company’s initial offering was oversubscribed by around 300%, and its green sukuk, the largest green sukuk raised by a real estate developer worldwide, was oversubscribed by nearly 280%. Listed on the London Stock Exchange and Nasdaq Dubai, the deals improved international investor confidence and expanded funding flexibility.
Additionally, the group enhanced its green credentials. In addition to becoming the first structure outside of Singapore to receive the Green Mark Platinum Super Low Energy certification, Sobha One received a four-star rating with a score of 97 in the 2025 GRESB Real Estate Assessment.
According to the developer, FY2025 was one of the most pivotal years in its five-decade history, providing a strong basis for future growth in both regional and international markets, thanks to strong sales momentum, expanding global operations, and sustained demand for premium housing in Dubai and throughout the UAE.
