Aldar Properties, Abu Dhabi’s leading listed developer, announced a robust financial performance for the second quarter and first half of 2026, demonstrating resilience amidst regional economic shifts. The company reported a 10 per cent year-on-year increase in its second-quarter net profit, reaching Dh2.16 billion ($580 million). This growth was underpinned by a 5 per cent rise in revenue and rental income, which collectively totalled Dh8.1 billion for the quarter ending June.
For the first half of 2026, Aldar’s profit attributable to equity holders climbed by an impressive 16.3 per cent annually to Dh4.2 billion. Revenue for the January to June period similarly expanded by 8 per cent year-on-year, reaching Dh16.8 billion. Mohamed Al Mubarak, Chairman of Aldar Properties, attributed this strong showing to strategic foresight. “Aldar’s robust first-half performance is the direct result of a clear strategy and deliberate investment decisions taken over many years, which have created a strong and highly diversified business underpinned by exceptional financial strength,” Al Mubarak stated.
Against this backdrop, the broader Abu Dhabi property market mirrored Aldar’s strong performance, experiencing a significant surge in the first half of the year. Data from the Abu Dhabi Real Estate Centre (ADREC) revealed an extraordinary 112 per cent year-on-year increase in total real estate transactions, which amounted to Dh117 billion. Transaction volumes also saw substantial growth, rising 61.7 per cent to 16,838 deals during the same period, driven by sustained demand and constrained supply.
Residential prices in Abu Dhabi notably accelerated in the second quarter of 2026, with an overall rise of approximately 21.6 per cent year-on-year. This growth was particularly pronounced in the apartment segment, where prices increased by 24.4 per cent annually. The villa market also expanded, albeit more moderately, with a 6.3 per cent year-on-year increase, according to a report by CBRE. In contrast, residential prices in Dubai recorded a more modest annual growth of about 1.9 per cent in the second quarter.
Looking ahead, Aldar continues to drive development with new large-scale projects. The developer unveiled Yas Point, a Dh1.63 billion project located near the future sites of Sphere Abu Dhabi and Disneyland Abu Dhabi. This master-planned destination will feature a school, retail outlets, dining options, and leisure facilities, designed to accommodate 5,000 residents upon completion. Additionally, Aldar is collaborating with the Department of Municipalities and Transport (DMT) to develop new residential communities across five sites in Abu Dhabi, leveraging a public-private partnership model. These initiatives include a community on Al Mihsinah Island, further expanding the emirate’s housing options. Aldar also announced the Dh100 billion Marsa Al Saadiyat waterfront development and a Dh6 billion Yas Island project encompassing 1,600 branded residences, reinforcing its commitment to diverse and impactful urban development in Abu Dhabi.
