The off-plan real estate segment in Dubai is entering a more selective phase, with investors increasingly prioritising realistic pricing, delivery reliability, and long-term capital appreciation rather than short-term market momentum, according to insights shared by Betterhomes.
During the latest Dubai Property Market Updates webinar, Harry Martin, Director of Off-Plan & Capital Markets at Betterhomes, highlighted that off-plan properties accounted for nearly 70% of total transactions over the past year, reflecting continued strong demand across the emirate. However, the market is now transitioning toward a more balanced and mature investment environment following several years of rapid expansion.
Transaction activity in March showed a moderate decline compared to February. Data from the Dubai Land Department indicated property transactions reached approximately AED 40 billion, down from nearly AED 60 billion recorded the previous month. Despite the dip, overall market activity remains resilient and healthy.
Property pricing has also adjusted by around 13%, suggesting buyers are becoming more value-focused rather than reacting to speculative trends. Market analysts emphasise that this shift reflects normal stabilisation rather than signs of widespread correction or distress.
Industry experts note that while prices are no longer at peak levels, the market continues to demonstrate stability without significant discounting pressures.
Construction activity across the emirate remains strong, with developers maintaining steady project progress. Around 90% of units scheduled for delivery within the next 12 months have already been sold, signalling sustained investor confidence in future supply.
Another key trend emerging in the market is the shift toward long-term investment strategies, with buyers increasingly planning holding periods of five to ten years instead of pursuing short-term gains. This reflects growing maturity among investors and continued confidence in Dubai’s long-term real estate outlook.
Major residential corridors such as Sheikh Zayed Road continue to symbolise the emirate’s evolving skyline and sustained development momentum. 🏙️📈
